Our most significant project in this sector is Kirkstall Road, in Leeds – a five-block, 2,000-unit build-to-rent scheme for Bowmer & Kirkland and Glenbrook – where HKL developed an innovative off-site fabrication process that fundamentally changed what the programme could achieve.

Rather than glazing windows on site in the conventional sequence, we fabricated complete window units at our facility – pre-glazing them, applying EPDM weatherproofing and transporting finished units to site ready for immediate installation – a method the main contractor described as unprecedented.

The result was a 36-week programme that started three months early and reached 71% completion significantly ahead of schedule – demonstrating that the right approach to off-site fabrication can transform outcomes on large residential schemes in programme terms as well as quality terms.

Our in-house fabrication capability, design-to-installation process and directly employed workforce give us the control over quality and programme that large residential schemes require.
